How do I register my client??
To ensure you’re eligible for commission, simply register your client using the form provided. Include your name, brokerage, and your client’s information.
To qualify:
- The client must be new to our system.
- They must not have previously visited Patterson Farms or reached out to our team directly (including phone calls, emails, or online inquiries).
Once registered, your representation is on file—and you’ll be eligible for our current commission offering if a sale is completed.
Can I wait and register my client onsite?
If you accompany your client on their first visit to Patterson Farms and choose to complete the registration at that time, you can rest assured your commission will be protected—provided the client has not previously visited or contacted us directly (via phone, email, website, or other inquiry), and all other program requirements are met.

How long is the registration valid?
Client registrations are valid for 90 days from the date of submission.
What qualifies a client as “new”?
A client is considered new if they have not previously visited Patterson Farms, toured a model home, or contacted us directly by phone, email, website form, or social media.
Will I still be eligible for commission if my client visits Patterson Farms without me after I register them?
Yes—as long as the client had not contacted us directly before your registration was submitted, your commission is protected for the full 90-day period. Once you've registered them, your client is free to visit with or without you. We do suggest that you (or they) call to let us know when they'd like to come, to insure we're available to answer questions or show properties.
Do I need to accompany my client on their first visit?
We highly recommend it. If you personally accompany your client on their first visit and complete registration either prior to or at that time, you’ll receive realtor commission protection, assuming the client is new to our system. If you can't make the first visit, just let us know in advance and we'll meet with your client on-site.
I have a client who wants to tour but I am on vacation. Can I still register them before they come?
Absolutely! We are happy to show your client around, just be sure to call and register their names first.
Can I show a customer the property on my own time?
We are happy for you to show Patterson Farms at any time that works for you and your client. Call ahead to register your client, get information on availability and receive a lock box code.
Can I bring someone on the weekend?
Sure! Again, we want you to come at a time that works for you. Just be sure to register your client first.
What percent do you pay realtors?
The current realtor commission is 2.5 percent of the unit base price.
I've sold a client their home/s in the past, and now they want to look at Patterson Farms for a new home. Am I automatically representing them?
Many times clients come for tours, call or have visited us in the past, meaning they have already registered directly through our sales center. Please advise your clients to wait on you if they plan to use you for the purchase of their new home at Patterson Farms.
My client has already toured at Patterson and been in communication with a Patterson Farms sales agent for sales information. Can I still represent them?
We pay commissions to realtors to bring us new clients. We do all the onsite sales work, including tours, site visits, writing the contract, semi-custom construction planning and interior upgrades, etc. If the client has already come and registered through our sales center, and did not tell us they had a realtor in that first meeting, it is not possible to add a realtor after the fact.

Can I hold an open house at Patterson Farms?
We welcome collaboration. Reach out to our sales team to discuss co-branded events or agent-hosted tours.
Who writes the contract at Patterson Farms?
Our sales team will write the contract for your client. We make it super easy for you! If you have registered your customer with us, we will include your name on the contract as the buyer's agent, and we will pay you the commission.
Who pays for the realtor commission on a Patterson Farms contract?
Although we do not build a realtor commission into our sales prices, Patterson Farms does cover the cost of the realtor commission. This commission comes out of our profit. We are happy to pay this when you bring us a new client that results in a contract.
Is Patterson Farms open to investor buyers?
We primarily serve end-users and owner-occupants, but select investor opportunities may be available. Please inquire directly.
